In many unfortunate cases, buyers don’t get the same personalized and special attention as sellers do simply because agents don’t believe they require it. A large amount of effort and marketing materials may go into selling a client’s home, while a buyer may not receive the same high-quality resources to aid them in one of the most important decisions of a lifetime. At Walt Danley Realty, we couldn’t disagree more with this model. We understand that buying or selling property is an extremely personal experience and that each client has unique needs. To us, representing a buyer calls for far more than finding and showing a few homes and printing out their MLS details for the client to read.

Our process begins by identifying just what our client wants and needs out of a home. Our agents then select a range of potential properties for the buyer to see, using their extensive knowledge of the area, as well as large amounts of additional research. We will then call other agents and preview each home before adding it to the “must see” list.

The Buyer Book

Our efforts do not stop there. The personalized Buyer Book is something we put together for each client and, at a minimum, usually includes the following:

    After the initial home tour, our agents will continue to take buyers out to view homes. We are determined to take as much time as each individual buyer needs, sometimes spending months waiting for the right property to come onto the market or to find a private listing that will make the perfect home. Once the home is decided on, our agents will use their expert market knowledge to help the buyer come up with an offer – then the negotiating begins. All the paperwork is done by our agents and staff. Below is an outline of the buying process:

    • Obtain Pre-Approval from Lender
    • Market Education
    • View Properties
    • Write Offer with Real Estate Agent
    • Purchase Offer Presented to Seller
    • Negotiate Terms of Purchase Contract (Agents)
    • Offer Accepted
    • Open Escrow with a Title Agency
    • Deposit Earnest Money
    • Disclosures and Inspections
    • Title Search and Preliminary Title Report
    • Additional Negotiations – If Necessary (Agents)
    • Signing of Documents
    • Additional Funds Deposited – If Applicable
    • Loan Funding
    • Close of Escrow – Documents Recorded at County Recorder’s Office
    • Get Keys and Move In!
