Market Data - Arcadia – June 2016

The number of active listings in Arcadia fell back from 148 to 136 during May, but this is 11% higher than at the same time last year. We have 2 lender owned homes and 2 short sales, but all other active listings are normal. There were 23 closed sales during May, just ahead of the 22 we saw in May 2015. Average pricing continues to advance. The twelve month average stands at $358, the six month at $374 while the three month moving average came in at $377 in May. This continues a very strong upward price trend for Arcadia, which has far outperformed other luxury areas for appreciation, despite the high number of homes for sale.

Traditional sales are transactions where a lender plays no part in the decision making process associated with the sale. The homeowner is in complete control.
