Market Data - Fountain Hills – January 2018

The supply of active listings declined from 203 to 196 during December. This total is up 4% from the 189 that we saw on January 1, 2017 and Fountain Hills is one of the very few places where there is more supply than last year. We have 2 short sales and 2 lender-owned home among them. There were 25 sales during December, up from 9 in December last year and the highest total for December in history. After a prolonged weak spell, pricing showed a few signs of life although the twelve-month average price per sq. ft. was down to $222 in December from $224 a year earlier. In contrast, the six-month average moved up to $227 from $217 a year ago and the three-month average rose to $233 per sq. ft. from $224 a year earlier.

Market Activity by Property Type

Traditional sales are transactions where a lender plays no part in the decision making process associated with the sale. The homeowner is in complete control. A short sale occurs when the lender agrees to release the lien on a property (which allows the property to transfer title) for less money than is actually owed.
