Market Data - Paradise Valley – September 2017

Supply in Paradise Valley rose from 302 to 312 active listings during August and we now have 4% fewer active listings than at this time last year. There were 23 closed sales in August, below average for a normally quiet month. It is a 21% drop from August 2016, which saw 29. All of the closed sales were normal. The 12 month average price per square foot peaked at $359 in August 2015 but in August 2017 it almost recovered to that level at $357. One year ago it was $338. The six month average stands at $347 for August, still well below the peak of $377 achieved in February 2015, while the three month average stands at $338 up from $332 in August last year.

Market Activity by Property Type

Traditional sales are transactions where a lender plays no part in the decision making process associated with the sale. The homeowner is in complete control. A short sale occurs when the lender agrees to release the lien on a property (which allows the property to transfer title) for less money than is actually owed.
